The Home Energy Rating System

The HERS Index is used to rate homes. The Index is a scoring system established by RESNET in which a home built to the specifications of the HERS Reference Home (based on the 2006 International Energy Conservation Code) scores a HERS Index of 100, while a net zero energy home scores a HERS Index of 0. The lower a home’s HERS Index, the more energy efficient it is. A HERS rater inspects home elements such as:

What Does a HERS Rater Do?

A HERS rater is certified by an accredited HERS Provider to:

  • Inspect and test a home, evaluating features established by the Residential Energy Services Network (RESNET)
  • Prepare a comprehensive HERS rating according to the RESNET Mortgage Industry National Home Energy Rating

The Certified Home Energy Rating System (HERS) Rater course has a failure rate higher than 50%, and there are fewer than 100 people in the country that have achieved the Quality Assurance Designee (QAD) certification, an advanced level of HERS Rater proficiency. Builders Energy Rater has 3 Certified HERS Rater professionals, including one that has achieved the QAD certification. Additionally, we have 3 field inspectors who perform the required visual inspections and performance testing.
